The team coordinates exchange documents, property transfers, funds, deadlines, title, escrow, lenders, and advisors. Each person has a specified role.
Ralph B. Bunje, Jr.
Role: Chairman. Credentials: Certified Exchange Specialist, inactive Certified Public Accountant, Master of Business Administration in Tax, and Master of Science in Accounting.
Ralph started work on Section 1031 matters in 1978. He was a founder of Independent Exchange Services, Inc. in 1980.
His work includes accounting, tax matters, real estate finance, exchange planning, and organization development.
Ralph served as a Federation of Exchange Accommodators president. He also serves as a director and as a leader of Reverse Exchange Services, Inc.
Billie Sue Records
Role: Principal. Credential: Certified Exchange Specialist.
Billie Sue has experience in operations, management, commercial real estate, investment, agriculture, and charitable work.
In 2007, she designed a Qualified Intermediary department for Mission Bank in Bakersfield, California.
Her exchange work includes delayed, reverse, construction, and other Section 1031 transactions.
Ian Bunje
Role: President. Credential: Certified Exchange Specialist.
Ian has coordinated Section 1031 exchanges for more than two decades. He helps lead the exchange-services group.
Ian has served in leadership roles with the Federation of Exchange Accommodators and the Certified Exchange Specialist Council.
Kris Champion Morton
Role: Principal.
Kris has more than 20 years of administrative experience with the group. She leads administrative work for the exchange process.
Frank Nishimoto
Role: Vice President and Comptroller. Credential: Certified Public Accountant.
Frank has experience in financial management. His prior work includes more than 20 years as a division controller for Clorox.
Frank manages financial accountability for client exchange funds.
Jeff Lowenstein
Role: Principal.
Jeff has more than 20 years of business-operations experience. His work includes company management, data security, and information compliance.
